Commercial Flat Roof FAQs
Commercial Flat Roofs
Flat roof leaks can occur due to various reasons, including aging materials, improper installation, lack of maintenance, weather damage, ponding water, or punctures from debris. Our expert team will conduct a thorough inspection to identify the specific cause of your flat roof leak and recommend appropriate solutions to address the issue effectively.
On a flat roof, drainage typically works through a system of internal or external drains, scuppers, or gutters designed to channel water away from the roof surface. These drainage features are strategically positioned to ensure proper water flow and prevent ponding, ultimately directing rainwater towards downspouts or drainage pipes that lead away from the building. Regular maintenance and cleaning of these drainage elements are essential to ensure optimal functionality and prevent water buildup, which can lead to leaks or structural damage over time.
Our comprehensive maintenance programs for flat roofs are designed to ensure the longevity and performance of your commercial roofing investment. Through regular inspections, cleaning, and debris removal, we proactively address potential issues before they escalate, preserving the integrity of your flat roof. Our experienced professionals meticulously inspect and repair sealants, flashing, and drainage elements to maintain watertight seals and prevent leaks. By enrolling in our maintenance program, or customers receive regular documentation and reporting of the roof's condition, along with recommendations for ongoing care. Not only does this proactive approach minimize the risk of unexpected issues, but it also helps uphold manufacturer warranty requirements, ensuring continued coverage and peace of mind for our clients.
Determining the right type of roof for your business involves considering various factors such as budget, building structure, climate, and specific needs. Our team will assess these factors and provide expert guidance to help you make an informed decision. We will evaluate factors such as the building's size, usage, and location to recommend the most suitable roofing materials and systems.
A key aspect of our approach at Borntrager is our commitment to using the best products on the market to ensure the longest possible lifespan for your commercial roof. By partnering with trusted manufacturers and selecting high-quality materials, we ensure durability, reliability, and long-term performance.
Recovering a flat roof instead of replacing it can be a cost-effective solution when the existing roofing structure is still in relatively good condition but requires reinforcement or enhancement. By recovering the flat roof, we can install new roofing materials directly over the existing roof, saving time and labor costs associated with removing and disposing of the old roof. This approach also minimizes disruption to the building's operations.
However, it's essential to assess the condition of the existing roof carefully and consult with our expert team to determine if recovery is a viable option based on factors such as structural integrity, building codes, and long-term performance requirements. It's not always recommended to recover a roof if the existing substrate is significantly damaged, deteriorated, or if there are underlying structural issues that need to be addressed. In such cases, a complete roof replacement may be necessary to ensure the long-term stability and integrity of the roofing system.

Recovers
Commercial Roof Recovers
Yes! A commercial metal roof recover involves installing a metal roof retrofit system. This system raises the current metal roof by adding flute fill and insulation board over the existing metal roof and adding the new roofing material.
A commercial roof recover when you add a new layer of roofing material over an existing roof without entirely removing the old roof system. This method is often a more cost-effective and faster alternative to a complete roof replacement. It is suitable for roofs that are still in reasonably good condition but need extended lifespan reinforcement.
Recovering a commercial roof is generally possible only once, as building codes and manufacturer warranties may limit multiple layers. It’s commonly done with membrane systems like Duro-Last® due to their durability and efficiency in adding a protective layer over the original roofing system. Conducting a thorough roof inspection is critical to assess whether a recover is viable. If issues such as trapped moisture or structural weaknesses are present, a full roof replacement will likely be required instead.
The best way to avoid a roof replacement is a roof recover. Flat roof recovers do not require the old roof to be removed, which saves you time and money. Depending on your current roof's condition, you may or may not be able to opt for a roof recover. A thorough inspection by one of our estimators can determine whether you can recover your roof or need a replacement.

Signs that your commercial roof may need repairs include leaks, water stains, pooling water, damaged or missing materials, sagging areas, and increased energy bills. Additionally, mold growth, blistering, or visible cracks can also indicate damage. Regular inspections help catch these issues early.
The cost of commercial roof repair varies based on factors like the extent of damage, roof size, materials, and labor. A professional inspection is necessary for an accurate estimate.
The duration of a commercial roof repair depends on the extent of the damage and the size of the roof. Minor repairs can take a few hours, while more complex repairs may take several days. Weather and material availability can also affect the timeline.

Sheet Metal
Commercial Sheet Metal
Metal edge detail is incorporated into commercial sheet metal roofing systems to provide a finished and weatherproof edge along the perimeter of the roof. This typically involves installing metal flashing or trim along the edges of the roof to protect against water infiltration and to create a clean transition between the roof and the building's walls. Metal edge detail can be customized to accommodate different roof configurations and architectural styles.
Proper drainage with commercial sheet metal gutters and downspouts is ensured through careful design and installation. This involves calculating the necessary slope for gutters to facilitate water flow towards downspouts, as well as selecting appropriate downspout sizes to handle the expected volume of water. Additionally, the positioning of downspouts is strategically planned to efficiently channel water away from the building's foundation.
There are various options for coping on commercial sheet metal roofs, including metal coping caps, coping stones, and built-in coping systems. Metal coping caps are commonly used and are available in different profiles and finishes to complement the building's aesthetics. Coping stones provide a more traditional look and may be preferred for historical or architectural reasons. Built-in coping systems integrate seamlessly with the roofing system, offering a sleek and modern appearance.
Ensuring weather resistance and durability with commercial sheet metal roofing features involves selecting high-quality materials, proper installation techniques, and regular maintenance. The choice of materials, such as corrosion-resistant metals, can significantly impact the longevity of the roofing system. Additionally, attention to detail during installation, including proper sealing and flashing, helps prevent water intrusion and potential damage. Regular inspections and maintenance, such as cleaning debris from gutters and inspecting for signs of corrosion or damage, can help prolong the life of the roof and ensure continued weather resistance.
